The biggest difference between an appraisal and a BPO is that an appraiser can only use sold transactions as comparables to evaluate the value of a property. A BPO factors active and contingent homes to show a trend and determine market value. For this reason, appraised values can be lower than the market value list price of a property a broker would set.
